Best Home Warranty Companies 2026: An Ex-Adjuster's Ranking

"Home warranty" is a phrase that arrives in most homeowners' lives under duress. A dishwasher starts making a noise its diagnostic label does not explain. The HVAC cycles on in mid-July and produces nothing cold. The water heater, which served the house quietly for twelve years, announces its retirement by soaking the basement. That is the moment the phrase stops being closing-day paperwork and becomes something you Google with real urgency.

I spent twelve years on the receiving end of those Googles, adjusting claims at three carriers. The American home warranty industry pulls in roughly $4.6 billion a year off that moment of urgency, per IBISWorld's 2025 industry report. The product is not insurance and not a manufacturer warranty. It is a service contract, and whether it works is the subject of permanent argument among homeowners, consumer advocates, and the occasional state attorney general. So let me rank them the way I would rank them for my own house, which is to say: on what happens when you file.

How I judged them

A warranty company has four jobs. Take the premium. Answer the phone. Send a contractor. Pay the claim. They all nail the first one. The other three are where the product is actually decided, and I weighed four things:

  1. Coverage depth, meaning the per-item cap. Plan breadth is marketing. The cap is the contract. A warranty covering thirty items at $1,000 each is a worse product than one covering fifteen at $5,000 each, on the systems you actually own.
  2. Pricing you can predict. Monthly premium plus the per-visit service fee, annualized.
  3. Claims reputation. BBB patterns, Trustpilot, Consumer Affairs, and a few hundred reviews read for the shape of the denials.
  4. Contractor network. How fast someone actually shows up, and what happens in a county without a metro.

I did not weight homepage copy. Every warranty homepage promises excellent coverage and friendly representatives. The homepage is the least reliable document the company produces.

The providers

Choice Home Warranty

The largest carrier here and the one you meet first in search results. Founded 2008, Edison, New Jersey, all 50 states. Basic runs about $49 a month, Total about $55, service fee $100 a visit.

The number that matters: a $3,000 per covered item cap per 12-month term, written into Section E of the user agreement. That is the highest cap among the budget-tier carriers, and the cap is the product. Worth knowing before you sign: the Arizona Attorney General entered an $11.8 million consent judgment against Choice on January 23, 2026. Service Plus Home Warranty

The budget-flavored option. Gold starts at $45.83 a month for 15 systems and appliances; Platinum runs $41.66 to about $100 depending on configuration. Service fee $75, genuinely cheaper than Choice.

Here is the catch, and it is a real one. Service Plus coverage is structured as an annual aggregate of roughly $1,500 across every claim you file all year, not a per-item cap. Add-ons and items like the water heater drop as low as $200 to $500. Against Choice's $3,000 per item, that makes Service Plus a fundamentally different product the day a major system fails. It is also not licensed in California, Nevada, New York, or Washington.

Comprehensive Home Warranty

The budget alternative. Comprehensive does not publish a single national rate card, so treat the often-quoted "around $35 a month, $75 service fee" as indicative, not gospel: pull a live quote and read the contract before you trust any number. The coverage structure mirrors Service Plus, lower caps and lower premium, and the contractor network is thinner. In a major metro the dispatch times are fine. Outside one, they are not.

American Home Shield

No affiliate relationship here, but leaving AHS out of a 2026 roundup would be a credibility problem. Founded 1971, the largest contractor network in the category, premiums $60 to $80 a month. The top tier, ShieldPlatinum, carries an HVAC cap around $5,000, above Choice's $3,000. AHS is the oldest operator in the business, which at volume generates both the most satisfied customers and the most complaints. It does not operate in Alaska or Hawaii. A homeowner with the budget for the higher AHS tier is making a fair comparison against Choice.

Liberty Home Guard

The newcomer, founded 2017, headquartered in New York, grown fast on the back of genuinely strong service reviews. Premiums $45 to $70 a month, service fee $65 to $125 by state, per-item caps in the $1,500 to $2,000 band. That is modestly below Choice on maximum payout. What Liberty buys you is the cleanest claims reputation of anyone on this list: faster processing, fewer disputed denials. Having watched the inside of three claims operations, I will tell you that is worth real money.

The awards

Best overall: Choice. Not because it is beloved. Because the $3,000 per-item cap is the largest partial cushion at the budget end of the market, and because it covers all 50 states. The cap is well under a full HVAC replacement, so do not read this as "Choice covers catastrophes whole." Read it as: when the surprise lands, Choice's number is the biggest one in its price class. Go in knowing the Arizona judgment, not surprised by it.

Best value: Comprehensive. If your house is newer and your systems are sound, you are not betting on a catastrophe. You are betting on absorbing a few small claims a year cheaply. On the published numbers Comprehensive is the cheapest premium-plus-fee combination here. Confirm the figures at quote.

Best for older homes: Choice. Same logic as best overall, louder. An older home generates the expensive claims, and a $3,000 cap pays its higher premium back fastest there. Model the shortfall honestly: a $7,000 HVAC replacement leaves roughly $4,000 on you after the cap and service fee. The warranty is a deductible-style cushion, not a full-payout product. Anyone selling it to you as the latter is selling.

Best claims experience: Liberty Home Guard. No affiliate link, so not a recommendation I make money on, which is exactly why I will make it: Liberty's denial record is the cleanest of the five. If you expect to file often and you value a smooth process over the last dollar of payout, get a direct quote.

Best for CA, NV, NY, WA: Choice. Service Plus and Comprehensive simply do not cover those states. Liberty does, AHS does, Choice does. Among the carriers I can point you to, Choice is the one that covers all four.

Quick-pick, for people who will not read all of this

Older home, HVAC near end of life: Choice, and budget for the over-cap shortfall. New home, tight budget: Comprehensive. California, Nevada, New York, or Washington: Choice, because your budget alternatives do not operate there. Willing to pay a little more for a calm claims process: Liberty.

The honest caveat

None of these companies are clean. All of them have customers who feel cheated, because a service contract is a bet that what breaks falls inside what the contract covers, and the contracts are written by the house. Every one of them carries pre-existing condition clauses, code-compliance requirements, and exclusions that read as reasonable right up until your specific repair needs to clear one.

So read the actual contract. It is a PDF on the company's site, most buyers skip it, and the thirty minutes it takes is the cheapest insurance in this entire article. That goes for my best-overall pick especially. Know the cap, know the exclusions, keep your maintenance records, and the warranty does the one job it is honestly good at: turning a terrifying number into a merely annoying one.
